📜 **House Rules & Fines** For the safety and enjoyment of all guests, please follow these **community and house rules**. Violations may result in **fines, eviction, or legal action**. ### 🚭 **No Smoking – $500 Fine** Smoking or vaping is **strictly prohibited** anywhere on **Colony Reef Club property**, including patios, balconies, and pool areas. ### 🔇 **Quiet Hours – 11:00 PM** Please be respectful of neighbors. **Loud music, parties, or disruptive noise on patios or in the villa after 11 PM will not be tolerated**. Complaints may result in eviction. ### 🚫 **No Hanging Items on Railings** Towels, clothes, and other items **may not be hung over the balcony railings**. ### 🚒 **No Storage in Hallways** For **fire safety**, do not store **beach chairs, boogie boards, towels, bicycles, or personal items** in hallways. Items left in common areas will be removed. ### 🐾 **No Pets – $300 Fine** No animals **are allowed** on the property except for registered service animals **approved by the CRC Office**. ### 🔥 **No Grills Allowed** Charcoal and gas grills **are strictly prohibited** anywhere on the property. ### 🛹 **No Skateboarding** Skateboarding is **not permitted anywhere** on the premises. ### 🚼 **Pool & Spa Rules** ✔ **Diapered children** must wear **swimmer diapers** in the pool. ✔ **Children under 12** must be supervised by an adult in the **pool, hot tub, sauna, tennis courts, and community areas**. ✔ **No food or glass containers** allowed in the pool area. Drinks must be in **paper or plastic cups**. ✔ **No diving** – Swimming is at your own risk as **there is no lifeguard on duty**. ✔ **The outdoor pool closes at dusk** – Do **not** jump the fence after hours. **Trespassing will result in police involvement.** ### 🚗 **Parking Rules – Violators Will Be Towed** ✔ **Each unit gets 2 parking passes**. Additional passes are available for **$25 each** at the CRC Office. ✔ **All vehicles must display a valid parking pass** – **No pass = towing at owner’s expense**. ✔ Boats, campers, and oversized vehicles **must have pre-approval** from the Colony Reef Board and **must park in the designated outer lot**. ### 🔞 **Minimum Age to Book – 25+** The **primary guest must be at least 25 years old** and must **stay at the property for the duration of the booking**. **Air Conditioning Usage** - Ensure all windows and patio doors remain shut while the AC is on. - Renters will be responsible for any repair costs resulting from not following these guidelines. 💰 **Failure to follow these rules may result in additional fines, eviction without refund, and/or legal consequences.** Thank you for respecting the community and helping us maintain a safe and enjoyable environment! 😊

Upon arrival , make sure to go to the office and pick up a parking pass for your vehicle. You get 2 free parking passes and a 3rd is an additional $25.
